Is Pune commercial investment better than Navi Mumbai’s residential. Explained with specific and rational reasons

Real estate investing is uncharted territory. Investing in real estate properties is not as easy as it seems to be. The most common segregations are residential, commercial, retail, mixed-use and industrial investment. Among these the most preferred is residential and commercial real estate properties. 

Today, few cities in India are doing well in attracting investors and certain growth factors such as quality of living, growth rate of jobs or businesses, resilience of the economy to shocks, trading relationships within state or neighbouring states, sector make-up of the economy adds to the success. While cities like Bangalore, Hyderabad, Chennai are few of Southern cities, Mumbai, Pune, Delhi, etc. are few of the Northern cities that attract investors. Among these cities, the most preferred destination is Pune for commercial possessions and Navi Mumbai for residential.

Over the last few years, Pune has emerged as one of the most sought-after investment cities in India. Pune, a home to major IT companies, engineering, and automobile manufacturers is a feasible option for investors to invest in real estate properties, especially commercial ones. Some of the compelling reasons to invest in a commercial possession in Pune are:

  1. Capital appreciation: Over the long term commercial real estate investments have significantly increased in value. This is known as appreciation and adds to the net worth of the investor without your doing much for it. The appreciation can result from either market valuing the asset higher than it was in the past or increasing rents.
  2. Return on your investment: As compared to any other cities, the commercial real estate in Pune offers a return on your investment of about 6% to 8%. 
  3. Demand: The demand for office spaces is gaining acceleration as companies are looking to expand or consolidate due to improving business sentiment. 

Navi Mumbai, the financial capital of India continues to attract investors for residential properties. The city, with an estimated population of 12.4 million, has attracted investors from all over the country. Today, Mumbai continues to remain the most expensive possession market in India. Some of the factors that highly attracts investors are:

  1. Great infrastructure: Roads in Mumbai are widened and are maintained well. Infrastructure proposals like the Eastern Freeway and the Chembur to Wadala Monorail has made this place a lucrative city to invest in. This has also given rise to the demands for apartments in Mumbai, specifically pertaining to areas such as Vashi etc. 
  2. Accessibility:  Navi Mumbai has exceptional well public transport which lets you connect with any places with the option of metro, local trains, buses, taxis etc.
  3. High rentals: By renting/leasing the property in Navi Mumbai you can obtain high rents and acquire better return on investment in short time span.  

Although both cities have its own investment pros, Navi Mumbai makes it a better option for real estate property investment. The reason behind being, plenty of on-going development projects, good infrastructure and high investment returns at a faster rate when compared to that of Pune.
